Buttercrambe is in the southern part of Ryedale, which has a diverse and robust local economy, characterised by a strong and growing small firms sector. Unemployment is very low at around 1.5%.
BIRKS FARM, BUTTERCRAMBE ROAD, STAMFORD BRIDGE
Whilst Birks Farm is surrounded by open countryside and farmland it is only 1 ½ miles from the shops in Stamford Bridge. The steading sits 220m back from the highway up a tarmac drive.
The main farmhouse is let and lies to the west side of the steading and enjoys a separate drive. It is used for a Bed & Breakfast business and also operates a small laundry service. Midland Wood Fuels Ltd store roundwood timber next to some of the farm tracks where it is air dried for about a year and then chipped and stored in the large agricultural store on the south side of the steading, from where the woodchips are delivered out to customers. The Cartshed Granary is let and will be occupied from June 2015 as an office, store and informal showroom.
At Birks Farm the landline produces a broadband speed of 5mbps.
The buildings that are available to let are as follows:
9.05m x 6.1m approx. Approx 600 sq ft. Guide rent in current condition from £100pcm but we expect prospective tenants will need modifications which will increase the rental value.
On the entrance to the steading the first 2 or 3 bays of the Dutch barn (timber poles with corrugated sheeting roof and sides) could be separated off. It has a concrete floor and an old doorway which could be restored in the east side where there is also a hardstanding area approx 14.47m x6.1m.

ELLERS FARM, BUTTERCRAMBE ROAD, STAMFORD BRIDGE
Whilst Ellers Farm is surrounded by open countryside and farmland it is only 1 ½ miles from the shops in Stamford Bridge. The steading sits next to the highway.
The main farmhouse is let and lies to the north east side of the steading and enjoys a separate drive from the Highway. The main brick barn is occupied in connection with the farmhouse for a catering supply business. The main yard at Ellers has a vehicular access which circles round an old Dutch barn in the middle and is suitable for articulated lorries.
Total available space approx 670 sq ft. Brick and pantile single storey building with double doors at one end and could have double doors at the other (south) end. It is divided internally.
Ground Floor: 5.4m x 5.2m (approx 290 sq ft)
First Floor: 9.30m x 5.2m (approx 510 sq ft)
Approximately £6-£11 per square foot per annum plus 5% service charge depending on standard (i.e. basic storage or heated office). VAT is payable in addition, as appropriate. Rent is payable calendar monthly by bankers order.
Access to Ryedale along trunk roads is good, and usually only suffer congestion during peak holiday periods. A1 is 24 miles. Rail links are available at York (London under 2 hours) or from Malton (easy parking). Airports are available at Leeds/Bradford (38 miles), Humberside (43 miles), Teesside (48 miles), Manchester (64 miles) and Doncaster (48 miles).

The Quality of Life
The quality of life for the 51,000 Ryedale population is good. Living in the scenically outstanding quality of countryside, villages and market towns, over 61% of households are connected to the internet. Reported crime levels continue to be low and in certain key categories show continued decline. Low rates of recorded house burglary mean a less than 1% chance of being a victim. Violent offences are decreasing locally contrary to the national trend. Overall performance in Ryedale’s schools is in line with the North Yorkshire LEA average. Surplus places are low in both primary and secondary schools and the provision of early education and childcare places is reasonable. Ryedale has more GP’s per head of population than the national average and there is a community hospital in Malton as well as York District Hospital.
From the A166 Murton/A64 roundabout, travel 5 miles through Gate Helmsley to Stamford Bridge. 50m before the traffic lights over the bridge, turn left to Buttercrambe. At the T junction turn right and go about a mile. Birks Farm is on the right. Ellers Farm is the next farm on the Buttercrambe Village side of Birks Farm.
From Malton – take the Stamford Bridge road out of Malton past the Whitewall Quarry. Go 9 miles passing through Buttercrambe. About half a mile out of Buttercrambe Birks Farm is on your left.
All mains water, mains electric, drainage to private septic tank system (no drainage rates payable).
Local stationary firms deliver to Buttercrambe – usually next day delivery (same as in town). In emergency, collections can be made e.g. Wallis Business Services in Malton (tel 01653 695959) and York; and Ben Johnson Office Equipment in York (tel 01904 698698).
Stamford Bridge is 1.5 miles away and provides a post office, newsagent, sandwich shop, Co-op, butcher, chemist, doctor’s surgery, dentists, café, 3 pubs and 5 takeway food outlets, florist, estate agent, hardware store, gifts, cards, off licence, electrical shop etc.
Business Rates are not applicable currently but should they become applicable would be the responsibility of the Tenant.
However, some units may qualify for Small Business Rates Relief or other dispensation. The following is taken from the Ryedale District Council website.
“Businesses with Rateable Values below the relevant Rateable Value threshold may be eligible to qualify for Small Business Rate Relief provided they meet the qualifying criteria. Any qualifying ratepayer is automatically entitled to their charge being calculated on the Small Business Rate Multiplier for the relevant financial year. In addition to this, a reduction of up to 50% may be applicable dependant on the Rateable Value of the qualifying hereditament (premises).
Effective from 1 April 2010, the qualifying criteria for Small Business Rate Relief has been amended to coincide with the new Rating List. Any ratepayer already in receipt of the relief in the 2005 Rating List is not required to complete a new application. Please be advised that any applications received after 30 September 2010 may only be considered for relief from 1 April 2010. The criteria are as follows:
• Ratepayers who pay Business Rates for one occupied property in the Non-Domestic Rating List with a Rateable Value of less than £18,000.
• Ratepayers who pay Business Rates for more than one occupied property, but whose total Rateable Value on all occupied properties do not exceed £18,000. In these cases, a ratepayer can claim against the largest assessment only. In addition to this, the individual Rateable Values of the smaller occupied hereditaments must not exceed £2,600 each.
Qualifying businesses are entitled to their charge being calculated on the Small Business Rate Multiplier for the relevant financial year. In addition to this, a percentage reduction may also be applicable dependant on the following criteria:
1. 50% for businesses with a Rateable Value of less than £6,000
2. 49% to 1% for businesses with a Rateable Value between £6,000 and £11,999. This is calculated on a sliding scale. The percentage of relief decreases by 1% for every increase of £120 in the Rateable Value.
3. 0% (Small Business Rate Multiplier only) for businesses with a Rateable Value between £12,000 and £17,999.
Relief Increases From 1 October 2010 - The June 2010 Budget announced that the Government would make Small Business Rate Relief more generous, initially for one year starting from 1 October 2010. This has subsequently been extended by the Government for a further 30 months. The relief amounts will revert back to their original level effective from 1 April 2014 provided they are not extended by the Government again. The changes to the amount of relief are as follows:
1. 100% for businesses with a Rateable Value of less than £6,000.
2. Businesses with a Rateable Value between £6,000 and £11,999 that are receiving relief at the tapered amount will receive an increase in relief up to a maximum of 99% dependant on the Rateable Value.
Businesses with a Rateable Value between £12,000 and £18,000 are unaffected and will remain entitled to the Small Business Rate Relief Multiplier only.”

Costs of Setting Up Agreement
The incoming tenant is responsible for a contribution towards the reasonable costs incurred in the transaction - estimated to be £350 + VAT.
Agreement - Some Relevant Matters
• Rent paid by bankers order on 5th of each calendar month in advance.
• Deposit paid equivalent to 2 months rent.
• No assigning or underletting.
• Service charge is 5% of rent.
• Signs erected only with landlord’s consent (must be black background with gold lettering, tenant to choose wording and letter style) and cost about £50.
• Tenant to keep the unit in good repair but landlord does structural repairs. Tenants basically only responsible for interior decorations and electrical fittings and alarms etc.
• Landlord pays insurance premium to cover the building. Tenant pays any excess and insures own contents.

Aldby Park, Buttercrambe, a Georgian Mansion built by the Darley family in 1726, with historic garden and grounds can be made available for meetings etc. by special negotiation.
