Top tips for getting ahead of the Spring Market Spring is a great time of year, with lighter days and (hopefully) better weather on the horizon, it puts a positive spring in everyone’s step.

It’s also one of the best times to sell your property, as your home and garden will look their best, and there are lots of people out there wanting to buy and get settled before the summer holidays.

We’ve put together some top tips to help you make the most of the Spring property market and get make sure your property stands out.

Choose the right estate agent Whilst there are usually lots of buyers out there in Spring, choosing the right estate agent can still make all the difference when it comes to successfully selling your home.

Choose an agent who has excellent knowledge of local property market and wants to sell your property for the right reasons, not just to earn their commission! Buyers are increasingly savvy and know what a property is worth, so don’t run the risk of your property going stale on the market by choosing an agent that’s overvalued your property.

A realistic valuation of your property from the outset can often mean you will end up getting a higher price for your property than if you overvalue it and then have to reduce the price to regenerate buyers’ interest.

Spring clean inside and outOnce you’ve chosen the right agent for you, you need to present your property at its best, both for the marketing photographs and viewings.

Begin with a Spring clean on the outside, remembering that the exterior of your property will be a potential buyer’s first impression! Making sure the windows, front door, and gardens are maintained is a good start, and you can always add some extra kerb appeal with some colourful plant-filled containers on the driveway or by the door.

Take a room by room approach when it comes to the inside of your home, so you don’t feel overwhelmed.

If some rooms are looking tired, a quick lick of fresh paint can make all the difference.

Try not to have too many decorative or personal items on show in each room, are they essential or just clutter? Remember buyers need to envision themselves in the property, so keeping rooms minimal helps people to see the full potential in terms of space.

Make your home irresistible Start by checking the simplest of things like all light-bulbs work, the evenings may be lighter but natural light won’t always bring out the best in your property.

Make sure your property smells nice, use diffusers in a light fresh fragrance, or, bring Spring indoors with a vase of daffodils or tulips for a sweet aroma and pop of colour.

If you have the time, you could even try baking! The smell of freshly baked goods, bread in particular, will make your property feel homely and welcoming.

Make sure bed linen is clean, fresh, and ironed and, if you like, add feature cushions or throws to add colour and create a feeling of homeliness.

For the finishing touches, make sure any polishing is streak and finger print free, especially mirrors.
