Well, in order of importance the bathroom comes next and should also be deserving of your attention. In this blog we will look at a few of the ways you can add some value to an outdated bathroom.
Taps, sinks and fixtures
Renovating a bathroom doesn’t have to cost the earth. Simple changes like installing new taps can easily breathe new life into a bathroom that’s behind the times. Taps come in a wide range of styles; if you are aiming for a contemporary design then your bathroom might benefit from stylish wall mounted taps or mixer taps, whereas if you are hoping for a more traditional finish then pillar taps might suit you better.
When you fit any new feature into a bathroom you should first take careful measurements to ensure there is enough space to fit everything in. Bathroom sinks can come in a variety of shapes and sizes. For smaller bathrooms a wall-mounted sink can fit nicely and save on space, whereas bathrooms that have plenty of space could introduce a stylish vessel sink placed upon a countertop.
For an extra perk it’s worth remembering that everyone likes a warm towel in the winter months, so heated handrails and towel racks are always an added bonus.
Shower or bath?
When choosing between a shower and a bath, the target market that you are selling to should always be at the forefront of your mind. It’s likely that young professionals won’t be fazed by there being no bath tub, where as if you are marketing your property as a family home you might find that a bath tub is highly desirable.
Also, if you have a small bathroom then a normal sized bath tub is likely to make the room look cramped and potentially even smaller than it is. However, if your heart is set on a bath tub then there are many smaller suites available.
If you are looking to sell to young professionals then a shower is definitely a must-have. Active lifestyles and little time means that showers are highly valued in this demographic. If you already have a shower, then simply replacing the shower head with a newer, larger model can make a big difference.
If you have the space and budget then adding an en suite to an existing bedroom is a sure fire way to increase value. If there is not enough space for a toilet, sink and shower then you could add a small shower unit and create a ‘shower-room’.
One way you can get around the restrictions of a small bathroom is to use overhead space and wall storage for things like towels and toiletries. Cabinets above the sink are the most commonly used storage device but you could also store things underneath and in hanging baskets.
When decorating your bathroom you should be aware that lots of contrasting colours can make your bathroom appear smaller than it is. Lighter shades of colours can make a bathroom look more spacious. When it comes to lighting, dull yellow lights don’t do a bathroom much justice, so consider replacing it with something brighter and more flattering.
