Renters Rights Act 2026

As of 1st May 20206 The Renters' Rights Act (UK) comes into law aimed at strengthening protections for tenants and reforming the private rental sector. In short:

  • It seeks to abolish “no-fault” evictions (Section 21), meaning landlords must provide a valid reason to evict tenants. 
  • Introducing stronger tenant protections, including better rights to challenge unfair rent increases & requests for pets. 
  • It aims to improve housing standards, requiring landlords to maintain safer and higher-quality homes. 
  • A simpler tenancy system, moving away from fixed-term contracts to periodic tenancies. 
  • New measures to limit discrimination, such as banning blanket refusals of tenants on benefits or with children. 

Overall, the Act is designed to create a fairer, more secure renting system for tenants while still allowing landlords to regain properties under justified circumstances.
