What time of year is the best time to sell your house?

Spring is a great time to buy a house but is it the best time to sell?

True, there are more homes available for sale, so buying isn’t an issue, but you are reliant on your property outshining the competition. Seasonally, August is quiet and September and October busy, before things quieten off towards the end of the year as homeowners stay put for Christmas. It is clear the York housing market follows a seasonal, fairly predictable, cycle and staying ahead of the game is imperative.

March is generally regarded as a good time to market your property when home buyers are out in abundance, the days get longer, and weather warms up. However, properties do not come to market overnight and to ensure your home is ready to market it’s best to start early. Being ahead of the Spring market presents you with the opportunity to put your property in front of buyers before they are overwhelmed with a plethora of choice. For savvy sellers, the best time to begin marketing your property is January when there are large numbers of buyers around and a seasonal shortage of stock.

Having a valuation early allows you to re-evaluate your space, make home-improvements or de-clutter prior to selling which gives your home the advantage and avoids the rush. Being sold, early in the year, puts you in an incredibly strong position to snap up properties, as more houses come onto the market in Spring, helping your onward move. Being Sold Subject to Contract  puts you in the enviable position of being proceedable: a great advantage.

We do not anticipate the housing market frenzy of this year, which was fuelled by a stock shortage, and are wary of a slowdown due to the increased likelihood of a rise in interest rates.

We anticipate further house price growth, in York, in the short to medium-term, in certain residential areas and for particular types of properties. Flexible working and the need to split time between home and the office will continue to stimulate the market and the ‘race for space’ has pushed up prices in some areas but this will level out.
