A truly exceptional period cottage, beautifully arranged over three floors and nestled within the highly desirable rural village of Wheldrake, just south of York.

Having been sympathetically renovated to an exceptional standard, this stunning home effortlessly blends timeless period charm with elegant, contemporary styling. Boasting a beautiful Neptune inspired interior, the property showcases bespoke craftsmanship throughout, whilst retaining an abundance of original features. Highlights include a magnificent inglenook fireplace, two generous double bedrooms, a handcrafted country kitchen and a luxurious house bathroom. Outside, the mature landscaped courtyard garden provides a private sanctuary, with timber double gates offering the potential for off-street parking if desired.

A welcoming entrance vestibule leads into the heart of the home, a beautifully proportioned living room, rich in character and warmth. A spectacular brick inglenook fireplace with an exposed oak mantel forms an impressive focal point, housing a log-burning stove and complemented by stripped timber flooring. The room offers generous space for both comfortable seating and dining.

Beyond lies the bespoke country kitchen, a brick arch frames the freestanding range-style cooker, whilst a traditional Belfast sink, handcrafted cabinetry, open shelving and quartz surfaces combine to create a wonderfully practical yet stylish space. Additional storage has been cleverly incorporated beneath the staircase, and a stable door opens directly onto the delightful courtyard garden.

The first floor offers a beautifully appointed principal bedroom featuring an attractive arched alcove, alongside a spacious luxury house bathroom finished to an excellent standard. A further staircase rises to the impressive second-floor bedroom, occupying the converted attic. Flooded with natural light from four roof windows, this versatile room retains original oak beams, an original fireplace recess and fitted storage, whilst offering ample space for a seating area, home office or reading nook.

Externally, the landscaped courtyard gardens are a true highlight. Beautifully established with an abundance of mature planting, colourful shrubs and climbing greenery, they provide an idyllic and private outdoor retreat. An arched trellis leads through to a second courtyard where wide timber double gates open onto Main Street, creating the opportunity for secure off-street parking or storage.

Beautifully presented throughout with an unmistakable sense of style, this is a rare opportunity to acquire a turnkey period home that seamlessly combines character, quality and village living at its very best.

OFFER PROCEDURE

Before contacting a Building Society, Bank or Solicitor you should make your offer to the office dealing with the sale, as any delay may result in the sale being agreed to another purchaser, thus incurring unnecessary costs. Under the Estate Agency Act 1991, you will be required to provide us with financial information in order to verify your position, before we can recommend your offer to the vendor. We will also require proof of identification in order to adhere to Money Laundering Regulations.

ANTI MONEY LAUNDERING COMPLIANCE

We are legally required to conduct Anti-Money Laundering (AML) checks on all purchasers and sellers. These checks become mandatory once a seller accepts an offer on a property (subject to contract).

AML checks are valid for six months from the date of completion. If your transaction does not proceed and you submit an offer on another property more than six months later, or if your existing AML check is more than six months old at the time of a new offer, you will be required to complete and pay for a new check.

We appoint HIPLA as our compliance partner to carry out these checks on our behalf. Once your offer has been accepted (subject to contract), HIPLA will contact you directly to complete a secure electronic verification process.

A non-refundable fee of £30 + VAT per purchaser is payable for the AML check. This fee must be paid before we can issue the Memorandum of Sale to the solicitors. The fee is non-refundable in all circumstances.

Hudson Moody receives service credits from HIPLA which may be used against other services, in recognition of facilitating the checks and undertaking associated administrative compliance duties.
