For Sale

Situated in the sought after village of Upper Poppleton, close to York’s outer ring road and within easy reach of the City centre, an exceptional detached six-bedroom house, sympathetically updated to an extremely high standard, yet still retaining much of the charm of its era.

An impressive, beautifully maintained lawned garden sets the tone on arrival, leading to the front of the property where an attractive balcony frames the entrance. Double doors open into a wide and welcoming reception hall, featuring classic checkerboard tiling and an elegant staircase rising to the first floor.

To the right, the stylish drawing room boasts a large bay window, a period fireplace with overmantel, open fire with tiled slips, and fitted alcove bookshelves. To the rear, accessed via a short inner hallway, is a versatile room, currently utilised as a home office but with the potential to be an additional bedroom.

Across the reception hall, the family sitting room enjoys another wide bay window and flows seamlessly into the standout feature of the home- a superbly extended kitchen, dining, and family space. Flooded with natural light from skylights and glazed doors opening onto the garden, this impressive area offers an excellent range of fitted units, a central breakfast bar, Aga range cooker, charming window seats, and ample space for both dining and relaxed seating, with direct access to the terrace.

Further ground floor accommodation includes a generous utility/boot room and a contemporary shower room. To the front, accessed via the sitting room, is an additional versatile reception room, currently arranged as a gym, also benefiting from glazed doors to the terrace.

The first floor provides a spacious landing leading to a principal bedroom with en-suite shower room, alongside four further double bedrooms. These are served by a large family bathroom, with one bedroom enjoying access to a balcony overlooking the front of the property.

Externally, the beautifully landscaped gardens wrap around the house, offering a high degree of privacy, and extend to a driveway and double garage.

Poppleton is a highly desirable village offering an excellent range of local amenities, including shops, cafés, a butchers, hairdressers, and a doctors’ surgery, as well as well-regarded primary and secondary schools. The area benefits from excellent transport links, including regular bus services and a local train station with direct connections to York, Leeds, and Harrogate. OFFER PROCEDURE

Before contacting a Building Society, Bank or Solicitor you should make your offer to the office dealing with the sale, as any delay may result in the sale being agreed to another purchaser, thus incurring unnecessary costs. Under the Estate Agency Act 1991, you will be required to provide us with financial information in order to verify your position, before we can recommend your offer to the vendor. We will also require proof of identification in order to adhere to Money Laundering Regulations.

ANTI MONEY LAUNDERING COMPLIANCE

We are legally required to conduct Anti-Money Laundering (AML) checks on all purchasers and sellers. These checks become mandatory once a seller accepts an offer on a property (subject to contract).

AML checks are valid for six months from the date of completion. If your transaction does not proceed and you submit an offer on another property more than six months later, or if your existing AML check is more than six months old at the time of a new offer, you will be required to complete and pay for a new check.

We appoint HIPLA as our compliance partner to carry out these checks on our behalf. Once your offer has been accepted (subject to contract), HIPLA will contact you directly to complete a secure electronic verification process.

A non-refundable fee of £30 + VAT per purchaser is payable for the AML check. This fee must be paid before we can issue the Memorandum of Sale to the solicitors. The fee is non-refundable in all circumstances.

Hudson Moody receives service credits from HIPLA which may be used against other services, in recognition of facilitating the checks and undertaking associated administrative compliance duties.
